Subdivision
Subdivision is the legal process of dividing parcels of land into smaller lots. Subdivision of land must comply with the Municipal Government Act, the Subdivision and Development Regulations, the Town of Blackfalds Municipal Development Plan, the
Master Plan Growth and Infrastructure Study, the Minimum Design Standards for Development, the Transportation Study, the Parks and Open Space Master Plan, the applicable Area Structure Plan,
the Land Use By-law, and other documents and reports.
Upon receipt of an application for subdivision and the applicable fees, the subdivision application is circulated to landowners adjacent to the subject property and to referral agencies who may have
an interest in the land. Once responses are received, the application is taken to Council for consideration. Council must make a decision on an application for subdivision within 60 days from the date of receipt of a completed application for subdivision unless an agreement is made with the subdivision authority to extend the time. If subdivision approval is granted, the applicant must meet the conditions of subdivision prior to the plans being endorsed by the Town for registration at Land Titles Office of Alberta Registries.
