Answers:- Do I need a permit to build a garage?
The construction of a garage requires a building permit to meet Provincial Safety Code regulations. The Town's building inspector is Dransfield Inspection Services. Building permits can be obtained at the Town Office; permits for any gas, electrical, and plumbing work must be obtained through Alberta Permit Pro in Red Deer.
If all requirements of the Land Use By-law are met, there is no appeal period for these projects, and construction can commence as soon as approval has been granted by the town. If these projects require a variance, the development will also require a Development Permit and will be subject to an appeal period.
For more information please contact the Planning and Development Officer at (403)885-4677 or for online forms see the Forms and Applications section of this web site. Top - Do I need a permit to build a fence?
No, however the fence may be built around the perimeter of any residential site, proving the fence is located entirely within the confines of your property. CALL BEFORE YOU DIG at 1-800-242-3447. Top - How do I know where my property line is?
Every property will have been surveyed at the time of development, and the surveyor will have placed a metal pin in the ground at one of the four corners of your property. You will have to locate this property pin and measure in each direction from that starting point in order to find your boundary lines. Property dimensions are sometimes available to you at the Town Office, but the Alberta Land Titles Office is the best source for this type of information. Just dial 310-0000 and ask for Land Titles.
Unfortunately, Town staff will not know where your property pin is and can only suggest that you check with your neighbours, ask the surveyor, or check with the developer if it is a new property. Top - How high can my fence be?
On an interior lot, your fence can be a maximum of 1 metre high in the front of your property and 2 metres high in the sides and rear yard.
On a corner lot, a 3 metre site triangle must be maintained to keep site lines clear and ensure visibility for motorists.
Buidings, fences, screening materials, plants, hedges, trees and/or vegetation are not allowed to be located within this triangle.
Top - Do I need a permit to build a deck?
Unenclosed decks do not require a permit as long as it is not more than .6 metres above grade. If construction of the deck is more than .6 metres above grade or if the deck is to be enclosed, a building permit will be required. Building permits can be obtained at the Town Office. Online application forms can be found under the Forms and Applications menu or contact the Planning and Development Officer at (403)885-4677 for more information. Top
