Application forms are required to be completed and approved by the Town prior to the commencement of any type of development activity.

Land Use By-law Amendments
Land Use By-law Amendment Form
This form is required in order to request an amendment to the Land Use By-law to redesignate land use from one district to another. Within 60 days of receipt of the completed
form and applicable fee, the application will be presented to Council for first reading. At that time, Council will approve a date for a Public Hearing.
The applicant will be asked to attend the Public Hearing to provide details regarding the application and answer any questions Council or members of the public may have.
After the Public Hearing has been held and Council has had the opportunity to hear input from members of the public and referral agencies, second and third readings may be approved, or the application may be refused.
The minimal timeframe for Council to consider an application for redesignation of land use is approximately eight weeks. In some circumstances, the approval process may take a longer period of time, or the application to amend the
Land Use By-law may be refused.
Subdivision is the legal process of dividing parcels of land into smaller lots. Subdivision of land must comply with the Municipal Government Act,
the Subdivision and Development Regulations, the Town of Blackfalds Municipal Development Plan, the Master Plan Growth and Infrastructure Study, the Minimum Design Standards
for Development, the Transportation Study, the Parks and Open Space Master Plan, the applicable Area Structure Plan, the Land Use By-law, and other documents and reports.
This form is required when making application to subdivide lands within the Town of Blackfalds. Upon receiving the completed subdivision application and the applicable fees, the subdivision
application is circulated to landowners adjacent to the subject property and to referral agencies who may have an interest in the land. Once responses are received, the application is taken to
Council for consideration. Council must make a decision on an application for subdivision within 60 days from the date of receipt of a completed application for subdivision unless an agreement
is made with the subdivision authority to extend the time.
If subdivision approval is granted, the applicant must meet the conditions of subdivision prior to the plans being endorsed by the Town for registration at Land Titles Office of Alberta Registries.
All development within the Town of Blackfalds is inspected to ensure compliance with Provincial Safety Code Regulations. All necessary permits must be applied for prior to the commencement of any
construction on the site.
Building Permit Applications are issued by the Town of Blackfalds. The Town's Building Inspection Agency is Dransfield Inspection Services.
Electrical, Plumbing, and/or Gas Permits may be obtained by contacting Alberta Permit Pro in Red Deer at 343-2777.
Development permits are required to ensure that all development is achieved in an orderly manner in accordance with the Town of Blackfalds Land Use By-law, the Municipal Government Act, and the Subdivision and
Development Regulations. With few exceptions, all development undertaken in the municipality requires an approved development permit prior to commencement. The Development Authority has 45 days from the date of
receipt of the completed application to make a decision on a development permit.

Residential and Accessory Building Development Application
This form is required to be completed and approved by the Town of Blackfalds prior to construction, within the Town's boundaries, of all residential buildings, and accessory buildings exceeding 10 m2 (108.00 sq. ft.)
in floor area and 2.5 m (8.2 ft.) in height.
The need for an additional form, a Development Permit Application, is dependent on the number of accessory buildings located on the property, the use proposed for the accessory building, whether or not the building is a
permitted or discretionary use, and whether or not a variance to the Land Use By-law is required.
Because blueprints are not required for most accessory buildings, this form is required to be completed and submitted with your Building Permit Application Form. The information provided will be reviewed by the Town's
Building Inspector to ensure that Provincial Safety Code Regulations are being met.
Permits are required anytime a deck is being enclosed, or if an unenclosed deck is being constructed that exceeds 0.6 m (1.97 ft.) above grade.
Because blueprints are not required for most decks, this form is required to be completed and submitted with your Building Permit Application Form.
The information provided will be reviewed by the Town’s Building Inspector to ensure that Provincial Safety Code Regulations are being met.
A Home Based Business is a development consisting of the use of an approved dwelling or accessory building by the resident(s) of the dwelling as a use secondary to the residential use of that dwelling or accessory building for any occupation,
profession or craft. All Home Based Businesses in the Town of Blackfalds require approval.
A resident is required to complete and submit this form with the applicable fee, for approval prior to the commencement of any home based business within the Town of Blackfalds.
Once the business is approved, a business license is required to be obtained on a yearly basis.
